What Changed on 10 August 2026
Since 10 August 2026, a Self-Managed Super Fund can only take out a new limited recourse loan (an LRBA) to buy real property if it is business real property, such as commercial premises used in a business. New SMSF loans for residential property are no longer permitted. Loans entered into before that date continue under the old rules, and they can still be refinanced.

Can my SMSF still borrow to buy a residential investment property?
Not with a new loan. From 10 August 2026, new SMSF borrowing for residential property is no longer permitted. If your fund already has a residential loan, it continues and can be refinanced.
Can an SMSF borrow to buy commercial property?
Yes, where the property is business real property. Fewer lenders offer these loans than standard loans, and each sets its own rules on deposit, fund balance and documents.
What will a lender ask for?
It varies by lender. Expect the fund's trust deed, recent financial statements and details of the property. We give you the exact list once we know which lenders suit.
