The Documents You'll Need: Financials

Lenders scrutinise bank statements more than any other document. Have all of these prepared before approaching any lender.

Profit & Loss Statements (2โ€“3 years)

Accountant-prepared only. Lenders discount self-prepared figures and may decline to use them entirely.

Balance Sheets

Must show your asset, liability, and equity position clearly for each year provided.

Business Tax Returns (2 years)

Cross-referenced against your P&L. Discrepancies between the two trigger immediate questions.

BAS Statements (last 4 quarters)

Used to verify GST turnover and identify seasonal trading patterns in your revenue.

Business Bank Statements (6 months)

The most scrutinised document. Lenders look for consistent deposits, low overdraft usage, and no unexplained large movements.

Current Year Management Accounts

Required by most lenders to show year-to-date performance beyond your last lodged tax return.

Aged Debtors and Creditors Report

Shows whether clients are paying you on time and whether you're behind with suppliers.

The Documents You'll Need: Business & Legal

Missing a single identification or structure document can delay approval by weeks.

ASIC Company Search or ABN Registration

Confirms your business structure, trading name, and registration history.

Driver's Licences for All Directors/Guarantors

Most lenders require certified copies. Photocopies alone are often not accepted.

Personal Bank Statements (3โ€“6 months)

Required from all guarantors alongside their personal financial statement.

Personal Financial Statement

Lists each guarantor's assets and liabilities. Required without exception on any business loan.

Commercial Lease or Property Ownership Proof

Confirms your trading address and premises security. Include lease expiry dates.

Evidence of Loan Purpose

Quotes, contracts, or invoices. Vague loan purposes are one of the most common application killers.

Security Documentation (if applicable)

Property valuations, vehicle registrations, or asset appraisals if you're offering security against the loan.

Do I need accountant-prepared financial statements?
